Ebony oiled engineered oak

Our customers wanted to refresh their large Victorian family home in the Whitehall Park Conservation Area with stylish redecoration and a brand new oak floor. They explained how after researching online they selected Fin Wood because of our attention to detail and the high quality service we provide. This whole house project involved installing a new oak floor in a large bay fronted living room, a bright open plan kitchen diner, a large master bedroom suite, three further bedrooms, a study and all the landings. We fitted engineered oak boards oiled with Osmo ebony oil. The customer preferred a slightly darker colour throughout the property and chose bold print wallpaper and colours to differentiate rooms.

Preparing the subfloor

We lifted up the once luxury carpet to discover weak, old, loose floorboards and hidden, out of use fireplace bases. We secured and strengthened the subfloor and grinded down the old bases. We also flattened a gentle inclination to the ground floor with layers of plywood. This was the best solution as it was less invasive and more cost effective.

Aligning boards to follow natural light

As this Victorian home is a terraced house, all the windows are at the front and back of the property. The natural light compelled us to direct the boards towards the windows and the focal point of the home is the beautifully landscaped garden at the back. All the boards point to the windows, making the spaces inviting and welcoming and bringing the outside in. We carefully achieved a nice arrangement in the kitchen diner extension, successfully accommodating the L shape bi-fold doors with no thresholds or beading.

Special details on the landing

The landing has some special Victorian details. The floorboards unusually go right to the edge of the stairwell and the spindles go straight into the floor. This was the original design and we were keen to preserve these special simple, elegant details. But this presented a challenge when installing a new floor. We developed a bespoke solution to install the floor under the spindles without damaging them or altering the original look. Our experience, skills and tools came together to create a magically seamless solution. The new floors look just like it had always been there.

Complimenting the tessellated mosaics

The house has a large attractive entrance hallway with a tessellated mosaic floor. The engineered oak boards on the ground floor looked fabulous against the characterful tiles.

Sustainable skirting

The skirting boards were original and the customers wanted to keep them. We supported this eco-friendly decision not to waste and replace and keeping the skirting board also protects the wall. We undercut them to allow the floor to be neatly installed under the skirting boards. This helps us to avoid any nasty beading or similar solutions. We achieved a nice finish all around and it looks as if the skirting was newly fitted after the floor. See our expert advice on Skirting Board Alternatives for more detail.
